I know of a house on 3 acres that will most likely be vacant at the end of this month. Don't know much more than that. House is at 208th and highway 1 right by the overpass. What is your price range.

We moved from Langley last year and had a completely new 1300 sqft basement on our house that was moved, it had 3 bedrooms, ensuite, and 2 bathrooms, 8' ceilings with 12\" airspace between floors stuffed full of insulataion ( very quiet) , new kitchen with raised oak panel doors and a gas oven, it's own laundry and hot water tank, it was rented for $900.00 + all the extra's which worked out to $1050 per month.  I think the owners increased the rent up since we moved, our old house now is worth  $70,000 more based on selling prices from houses in the area, which is stupid.

It all comes down to what you are willing to pay.  Unfortinatly rent prices are going up because house prices are going up, and this doesn't help young parents with small kids who are trying to make it.  This is why we sold in Langley and moved away where we could afford it and not be mortgaged up to the hilt.  You should move to Salmon Arm before the house prices and rent get to ridicoulous here too from all the lower mainland people moving to where it is affordable and work available for everyone.

LOL.. Yes I know.. true.
That's why I'm in Kawkawa right now.. Quiet and somewhat cheap... But the boys dad lives in Delta.. Driving the boys back and forth 2 hrs each way is getting to be tough.
I've already figured it will cost around 1000/mo ..

there isn't much in the way of basement suites in langley, but cloverdale's got LOTS. have you tried looking in that area? granted it is surrey, but it's got a more langley feel to it, if you know what i mean...  ;)

Here's an idea for you depending on how flexible you are on location in the lower mainland. I live in ladner where heritage style homes are very popular, those are the houses that are 3 storeys high, steep sloped roofs, covered porch out front, and mimic a real old school look with modern construction. most of these houses that are being built here are built with a garage out back with a suite above for rental. these places are really cool since it is like having your own house without having to mow the lawn. They are pretty reasonably priced, my girlfriend and i pay $850 a month plus all the usual stuff. Most of these places are built with a main floor above the garage and a loft above for a bedroom. A liitle small for what you need but i have seen some of thes places advertised in the paper with two bedrooms and i have seen one on my block. Having lived in several basement suites in the past you can take my word for it these places are worth twice what you pay just for the privacy and noise from above factors. hope this has been of some help. Good luck!

unfourtantly house prices are going up so people want a little more for rent.
i live in walnut grove my brother rented a place a few blocks from me a two bedroom basement suite 900 bucks a month.very clean place but that is a morgage for some condo's (which is were he moved to)
best of luck in your search (do you have acess to the local langley papers?)

you're bang on russ. that's exactly what i've found with suites: a lot of crap that's listed waaaay above the actual value, because the homeowner expects their illegal, non-conforming suite to pay half their monthly mortgage payment. i'm in a port moody 2 bedroom right now paying $850, and am getting the hell out as soon as i can scramble a few extra bucks for a downpayment.

there are deals to be had, vwmom, but if you have the luxury of time on your hands, stick to your guns. something will come up eventually.

I just took a quick glance online at the Langley Times
http://www.langleytimes.com/
and the average for Langley, Cloverdale, Surrey seems to be 2 bedrooms for $800, some in Aldergrove are lower.

Don't know if that is in your price range tho'

good luck!
